Bangkok, November 3, 2026 – CP AXTRA Public Company Limited, the operator of Makro and Lotus’s, unveiled the direction for its Happy & Healthy Mall strategy at Tenant Conference 2026, positioning the concept as its Future Retail Model. Guided by customer insights, the space allocation and tenant strategy introduces 9 new zone concepts tailored to the lifestyles of 5 generations. The model will be rolled out across 78 projects in 37 provinces nationwide, comprising 60 mall extension projects under the previously announced plan and 18 additional commercial space development projects. This expanding CP AXTRA’s total leasable area in Thailand to over 1.3 million square meters by 2028. The plan aims to create spaces of happiness for local communities, offer customers more choices, and drive sustainable growth for commercial partners, building on the successful transformations of Lotus’s Plus Udon and Lotus’s Khon Kaen.

Ms. Benchawan Ongsri, Chief Mall Officer, Mall & Property Group, CP AXTRA Public Company Limited, said, “Happy & Healthy Mall stems from a deep understanding of our customers and communities, enabling us to develop spaces that truly serve the needs of people in each location. We aim for every store to deliver a broader selection of dining, lifestyle, and wellness offerings, alongside everyday activities for all generations. At the same time, we are committed to empowering entrepreneurs by tailoring spaces to their business needs and curating a brand mix that matches consumer demand. Our goal is to develop Happy & Healthy Mall into a place that creates value for customers, tenants, partners, and communities alike, and to scale this model to high-potential stores nationwide over the long term.”

From Customer Insight to Spaces of Happiness for Communities

Happy & Healthy Mall is CP AXTRA’s strategic approach to developing its mall and leasable space around the everyday lives of people in each community. Guided by the principles of Right Space, Right Tenant, and Right Activities, the Company tailors its spaces, brand mix, and activities to the context of each location, delivering great customer experiences while cultivating an environment where tenant businesses can thrive.

The strategy is anchored by four key pillars: Food Destination, Lifestyle, Wellness, and Sustainability. Together, they elevate everyday living by offering more choices in dining, lifestyle, and wellness, while creating shared value for businesses and communities and supporting the sustainable growth of each shopping center. Each project’s format and concept are tailored to the context and potential of its location, placing customer needs at the forefront. Key execution strategies include upgrading shopping centers; adding variety to the hypermarket, which serves as the Traffic Anchor at the heart of every project; combining the strengths of Makro’s wholesale and Lotus’s retail businesses; and developing Destination Creation projects for high-potential locations.

9 New Zones Rooted in Customer Insight Bring Happiness to Shoppers and Entrepreneurs

Leveraging customer insight, CP AXTRA designs spaces tailored to the diverse lifestyles of 5 generations: children, teens, working adults, families, and seniors. Survey findings show that more than 62% of customers want a One-stop Destination that meets all their lifestyle needs, and also value a wide variety of food and beverages, especially healthy menu options, and good value for money. CP AXTRA has applied these insights to its space development and tenant mix, introducing 9 new zone concepts to better meet customer needs.

The zones include OOTD, a fashion zone where shoppers can mix and match their personal style; SHINE & CO, a jewelry zone with expanded selections for special occasions; UBEAUTY, a beauty zone featuring a wide selection of cosmetics and beauty products; WELL & WOW, a beauty services zone offering a range of self-care services, including nail salons, spas, eyebrow grooming, and hair salons; LEARNBURI, a learning space for children and families developed in collaboration with educational partners; PLEARNBURI, a play space and activity for children and families; Khanong Khanom, a food and snack zone with dining and relaxation areas; TABLE & GO, a food zone for busy everyday lifestyles; and Rong-R-Hew, a fun, modern lifestyle food court delivering great-value food and beverages for today’s younger generation.

These zones give customers more choices and a wider range of experiences. CP AXTRA’s Space Utilization approach also supports a variety of business formats and lowers entry barriers for entrepreneurs to get started, as well as ready-to-use spaces for businesses and SMEs to reach more customers and grow alongside the shopping center.

Building on Proven Success to Drive Nationwide Growth

CP AXTRA plans to develop 78 projects across 37 provinces, adding more than 255,000 square meters of new leasable space alongside expanded space at existing stores, bringing its total mall and leasable space in Thailand to more than 1.3 million square meters by 2028. The plan leverages the Company’s business network of more than 30,000 tenants, over 3,900 brands, and more than 19 million Loyalty Program members, creating business opportunities for tenants and partners by connecting them with more customers.

Lotus’s Plus Udon, transformed into a Lifestyle Destination under the “Muan Community” concept with more than 230 partner brands, has more than doubled its traffic. Lotus’s Khon Kaen, which opened on October 30, is home to Northeastern Thailand’s first IKEA and IKEA Swedish Bite, alongside Decathlon, True Branding Shop, TrueCoffee, and 7-Eleven. Both stores show how a more diverse tenant mix and the use of space for activities can enrich customer experiences and create business opportunities.

New Projects Set to Bring Fresh Experiences to Local Communities

CP AXTRA is set to unveil two new stores by the end of 2026. Lotus’s Chiang Rai, opening this November, is already 100% leased, reflecting commercial partners’ confidence in the “Happy & Healthy Mall” model. Positioned as “A Vibrant Destination for Everyday Living,” the store integrates dining, wellness, learning, and entertainment while celebrating local identity to serve both residents and tourists. Lotus’s Mae Rim will launch by year-end under the concept “Where Nature Meets Local Living,” blending nature, local culture, and everyday experiences into a lifestyle destination for local communities and visitors.

Several more projects are under development or set to open in 2027, including Oasis Choeng Thale, Phuket, opening in Q1, a community mall that combines Makro, a Lotus’s go fresh, and a variety of retail stores in a single destination, serving residents as well as Thai and international visitors; Lotus’s Phetchaburi, opening in Q2, offering greater everyday convenience through food and shopping; Lotus’s Theparak, opening in Q2, a neighborhood destination serving community members of all ages; and Makro Lam Luk Ka, opening in Q4, a neighborhood space bringing together food, health, beauty, and everyday convenience under one roof.

Advancing the Happy & Healthy Mall model is part of CP AXTRA’s growth strategy to optimize its spaces for local community needs, expand choices for customers, and create long-term growth opportunities for tenants and partners.
